I'm quite a fan of this complex. Nestled about as far North as you can go before being in the Bedford Basin, these units offer lots of space for a reasonable price. A quick jaunt off the Peninsula is attractive while some offer views of the water. You'll also find underground parking and three different outdoor spaces for each unit. The condo fees are a little high but that is the reality when buying in an older building. Like an older house, it'll need renovations and the condo fee is your forced savings plan to ensure you stay on top of property maintenance.
Pros: Space, entry level affordability.
Cons: Only one full bathroom in this one, but the potential to convert into a 3 piece.
6166/6168 Almon Street
If you don't need three bedrooms and want to get into the market while someone else pays a large chunk of your mortgage, this is the option for you. A bright and character filled main level showcases re-finished hardwood floors, a wood burning fireplace and country style kitchen. Upstairs is equally lovely with another fireplace and second tier deck. If I bought this house, I'd live in it for a few years and then move into something bigger, while keeping it and renting out both units. The income would have the house pay for itself and a portion of your new place as well.
Pros: Rental income, well renovated.
Cons: Busier street at certain times of day.
5659 Merkel Street - HaliPad Pick of the week
Hydrostone! An ounce of imagination would go an extremely long way in this pristine Hal Forbes restoration. The wallpaper might not be your thing but I was in a very similar house earlier this week that had been completely renovated. It went into multiple offers and is likely to fetch well over the $559,900 list price. By comparison at $449,900, this house is a steal and will certainly go into multiple offers as well. Make sure you get in to have a look before the Thursday April 18th offer deadline date.
Pros: Location, renovations, character, investment potential.
Cons: I struggle to think of any.
1326 Hollis Street
If condos are your thing and you want to be in the heart of downtown, this penthouse century old unit might be the one for you. Bursting with character including exposed beams and brick feature walls, you could certainly turn this into an industrial style masterpiece. The kitchen lacks some of the same character and could do with being renovated. You'll be hard pressed to find another unit this size at this price point and in this location.
Pros: Location, size, character.
Cons: Lacklustre kitchen.
1313 Dresden Row
Award winning design in Schmidtville! Who doesn't want their own roof top terrace in the heart of the city? Walk to everything from here while sacrificing none of your living amenities. A main floor with lots of natural light, electric fireplace and built in storage units. Upstairs, grand vaulted ceilings and multiple skylights create an amazing, airy environment. Simply, a lovely place to be.
Pros: Walk to everything, award winning design.
Cons: Might not be quite big enough for some.
